I do not recommend this outfitter

This has not been a hunt yet. On 3-3-2014 I paid for and have a one year lease with IMB in Missouri for 203 acres at a cost of $3,750.00. I was promised an extension cord plug in for my small trailer that I bring up and hunt with for a month or more. One week after signing the lease and paying via credit card the plug in was taken away, major problem, however, owner gave me a number call and I was able to get that issue worked out. One week after this on the 19th he emails me and tells me he made a mistake and the lease is now going to start on June 12th. He sends me a new lease dated July 12 2014 to June 12 2015 the dates changed again and now its not even a one year lease its an 11 month lease. No surprise that my trust factor is out the door, I asked for my money back and he said I have to sign the new lease before that could take place (fat chance). Long story short he is refusing and to make things worse he states that the previous lesse of the property wants it back and is pissed because I got it. How did I get it if he had first crack at renewal as the lesse? Not to hard to figure out. I now have a Missouri lawyer and will spend every penny of my lease (hoping to get it back in court)to bring this person down, he gives Outfitters everywhere a bad name as well as hunters period. I am not a vindictive man just one who likes to deer hunt and fish (live in Florida and fish Mosquito Laggon)but mostly loves God. I would love to see the owner of IMB humble himself and do the right thing.

Was the outfitter notified of problems? - YES

RE: IMB Outfitters vs. Michael Liskovec

Dear Mr. Stevens,

I emailed you as well as left a message at your office but have not heard anything back from you. In your letter dated April 9, 2014 you indicate that your client, Michael Liskovec is requesting $4250 from IMB Outfitters after he paid $3750 for a hunt lease from us. In your letter you indicate you will file a suit against IMB Outfitters as well as me personally, however with our Incorporation By Laws, any suit filed against me would be covered by IMB Outfitters Inc.

Your timeline and reported events are not complete in your letter. Mr. Liskovec originally paid for and leased a farm from us for $3750. I did write the wrong dates on the email, and as a result called Mr. Liskovec and told him he could either have a refund, or I would send him a “corrected” lease. I told him at that time another party was interested so I could refund his money if he wanted. As a result Mr. Liskovec insisted in writing that he wanted the corrected hunt lease and to “drive the other interested partners away” so he could have the lease. (This is but one portion you omitted which I copied to you on an email today.) It is also a portion of the story that is the most important which he failed to report on his slanderous blogs all over the internet. That weekend I did not work and little did I know that during the weekend Mr. Liskovec sent demanding emails insisting that I answer him by email and gave me deadlines to do so on a weekend when I was sick and not working nor checking emails. Of course, Mr. Liskovec let his imagination run away with him and he didn’t stop to think that perhaps nobody was working in the office on a weekend, therefore his demands could not be even seen.

When I got to the office on that Monday, I sent Mr. Liskovec his new contract which he begged for, however by then he was so worked up thinking I had ignored him all weekend that he was unable to reason nor utilize his cognitive skills regarding this situation. During that time period I received a few threatening emails myself from him.

Because 3 days earlier he had told me to run off all other interested buyers suddenly he had changed his mind and didn’t want the lease he begged for, and I had told the other interested parties the hunt lease was Mikes.

Trying to Mike a favor I told him I would refund his money and lease the farm to Ron G., however now Mike insisted he not only get a refund but make a profit off Ron G. I refused to allow him to make a profit. Meanwhile Mike refused to give me permission to lease the farm out despite the fact I ask him 3 times. He was simply being belligerent and trying to be a bully.

It was then that I learned of the disgusting, slanderous blogs he had placed all over the internet which of course did not provide all the facts.

As you know, Missouri Courts very seldom if ever award Attorney Fees. Further I do not believe any Judge in Missouri would award Attorney Fees when I can prove in writing that he refused refunds on several occasions, and instructed me to run off other interested parties.

We do not believe Missouri Merchandising Practices Act is something we have violated, and feel you are either not informed in regard to how the timeline of events has unfolded nor of several acts that your client performed that you do not mention in your letter. We are refunding his credit card at this time, but refuse to pay attorney fees nor anything else that Mr. Lickovec is seeking to line his pockets with. It’s very obvious that your client has slandered and defamed our company on the internet. Mr. Lickovec has until May 1, 2014 before we file suit against him for these accusations he has posted in public forums that are not accurate.

I’m sure you received my email that provided you with the statement from your client wherein he requested a new lease rather than a refund, leading us to fully believe that he wanted a corrected contract in an effort to continue to pursue the hunt lease with us. I’m not sure if he has provided you with copies of all the times we offered him a simple refund, or offered to let him out his obligations which he fully denied indicating he wanted the hunt lease corrected and reserved for him. Your client could have easily saved the money on an attorney by complying with our offer or a refund.

Respectfully submitted,
